A real estate developer here will continue to adopt green architecture in its succeeding projects as a niche in building environment-friendly structures.
Innoland Development Corp. (Innoland) has in its pipeline the building of a residential condominium and a commercial building to cost an estimated P700 million and P400 million, respectively, both projects to adopt a so-called green architecture concept.
Said projects, set to ground-break this year, will be the Calyx Residences, a 27-story residential tower to rise at the Cebu Business Park with a land area of 1,517 square meters, while the 22-story commercial building will be built at the Asiatown IT Park.
“Cebu’s real estate industry remains promising, given the entry of more players. But what we want to capitalize on is our strict adherence to the building of “green buildings” which has preservation of environmental quality in mind,” said Innoland chief operating officer Charles Vincent Ong.
Putting up so-called “green buildings” will cost 20 percent more but what’s important is that these buildings will feature technologies that will mean less energy consumption and carbon emissions, Ong said.
He explained that green architecture puts focus on sustainable site development, improvement of indoor air quality, water management, energy management and solid water management, green materials and preservation of cultural contexts.
“The Philippines should take advantage of green architecture innovation, since this will mean improving the quality of living in urban areas,” Ong stressed.
The Calyx Residences will feature a rooftop swimming pool and sky lounge, lanai garden suites and electronic golf cart shuttle service to transport residents to and from Ayala Center Cebu. The commercial building, meanwhile, will cater to more business process outsourcing offices.
“The development of Calyx Residences is an offshoot of favorable market response to the company’s first project - Calyx Center,” said Innoland marketing and sales consultant Tetta Baad. She said the company recorded impressive sales with Calyx Center. The latter, which is a 26-storey green hybrid building with 225 residential and commercial units, was launched last year. Though still being built, 99 percent of such units have already been sold.
